Are For Sale signs permitted? 

 

Yes. As per the Declaration, one standard real estate “for sale” sign is permitted to be displayed on the inside of one exterior facing window of each residential unit (maximum size 24” x 30”), and is not to be illuminated.

 

Are realtor lock boxes permitted? 

 

No.

 

Are there any pet restrictions? 

 

Domestic animals are permitted and are restricted to two dogs OR two cats OR one dog and one cat per household.  Dogs and cats are not to exceed 40 pounds each.  Please see section 8.01 and 8.05 of the Declaration for a list of prohibited breeds of dogs, and for further details on permitted pets.

 

 Are there any occupancy restrictions? 

 

Units are to be occupied and used only as a Private, Single-Family Residences (lodging or boarding houses not permitted).

 

 

Are there any leasing restrictions? 

 

Yes. Units are to be occupied and used only as a Private, Single Family Residences. Note that no room not originally designated as a bedroom may be used as a bedroom without written consent from the Board.  No transient rentals are permitted (i.e. any rental lasting less than 6 months).  

 

 

What are the parking rules for residents? 

 

Residents must park in their designated exclusive use parking space and/or parking unit.  There are additional parking units available to purchase. Vehicles must be in operable condition.  Refer to Section 6 of the Declaration for further details.   

 

What are the parking rules for visitors? 

 

Only bonafide guests may park in visitor parking spaces.  Parking in visitor parking spaces overnight is only permitted with permission from the Board.

 

Are there restrictions regarding changes to the common elements? 

 

Units must remain on the master key system.  If you need to change your lock, please contact the condominium manager. No unit owner shall make any changes to the common elements without permission from the Board, including installation of a balcony or patio privacy screen.

 

 

Is there sub-metering of utilities? 

 

No. All units are separately metered for electricity, gas and water.  

 

Are there any unusual maintenance items? 

 

No.

 

Are there any bulk utilities included in the common expenses? 

 

No.

 

Is there private waste pickup? 

 

Yes. Garbage is picked up once per week by a private contractor.  Waste is to be placed in the bin in the parking lot.  Recycling carts are emptied by the municipality and are also located in the parking lot.

 

Are there any amenities? 

 

No.

 

Are there any smoking or cannabis restrictions?

 

Yes.  THIS IS A SMOKE FREE BUILDING.  Smoking and/or vaping and/or lighted tobacco and/or cannabis is NOT PERMITTED anywhere within the building, whether that be the common element areas or within the units.

 

Is there any other important information to know? 

 

Hot water tanks are owned by the unit owner and they are responsible for repair and maintenance.  Add ductwork servicing the unit, including dryer vent ductwork, is the responsibility of the unit owner.
